CANCELLATION POLICY:
ANY reservations must be cancelled in writing.
If a reservation is canceled 7 days PRIOR to the reservation date, there is a $25 CANCELLATION FEE taken out of the 1 night deposit taken at the time the reservation is made. The remaining balance can be refunded by CHECK to the address listed on file. If a reservation is canceled WITHIN 7 days of the arrival date, the 1 night deposit is forfeited. If a reservation is canceled WITHIN 48 hours, the entire amount of the stay is forfeited. Please note, that you can call any time up until the 1st day of your reservation date to move your reservation to a later date at no charge the 1st time. If a reservation is pushed out more than once, there is a $25 TRANSFER FEE each time it is pushed to a later date after the 1st time. (For Cancellation purposes, check-in date is considered to be 12:01 AM of the day on which you are scheduled to check-in).
In the case of multiple sites booked on 1 reservation, cancellation penalties apply to each site that is canceled or changed.
Deposits on ALL meeting spaces are NON-REFUNDABLE.

Rules & Regulations:
Our rules and policies are set to ensure the safety of all our guest and employees. If you fail to follow the rules set forth, it may result in immediate eviction with no refunds.
Oakdale/Management is not responsible for any loss, damage or injury to any guests or property. Management reserves the right to add or change these rules as circumstances may require. Instructions from the park host must be followed if the guest wishes to continue the use of the facilities. No refunds are given for accommodations forfeited for disorderly conduct. No refunds are given after check-in.
GENERAL POLICIES:
Check-In Time: 1:00 PM for RV Sites & Tent Sites and 3:00 PM for Cabins.
Check-Out Time: 11:00 AM for ALL RV sites, Tent Sites, and Cabins
Minimum Check-In Age is 18 Years Old
- Guests aged 18 years and under at the time of check-in are considered children. Please let the office know how many children you will have with you upon check-in.
- You must be 21 years of age to reserve any RV or tent spot, house, family unit, bunkhouse or casita in our park. The primary renter must be onsite while any member of their party is onsite.
- ALL GUEST AND VISITORS MUST REGISTER AT OUR FRONT OFFICE
- Quiet time is from 10:00 PM to 7:00 AM every day except on event days.
- All children/teenagers must be back at a campsite by 10:00 PM. They cannot roam the park or occupy our facilities unattended.
- All non-camping guests must leave the park by 10:00PM
- Excessive noise, nuisance, public drunkenness, illegal drug use, foul or offensive language, explosives, fireworks, and firearms are not permitted at any part of the day.
- Smoking or vaping is not permitted in any of our facilities, casitas, houses, bunkhouses, or family units Smoking is only allowed in designated outside areas.
- Smoking in any building will result in a $200 charge
- Use of glass bottles and containers is discouraged throughout the park.
- No alcohol or glass containers are permitted in the pool area
- Campers are responsible for keeping their sites clean.
- No person within the grounds shall behave in such a manner as to jeopardize the safety and health of ANYONE including themselves. Such behavior, including abusive or profane language, shall be grounds for expulsion without warning or refunds.
- Violations may result in immediate eviction without warning or refund.
- You must understand and agree to abide by these rules and regulations in the entirety upon check in and during the length of your stay
- Please note that Oakdale reserves the right to move/change your RV Site, Tent Site or Cabin rented at any point to accommodate all needs on property at the time of your reservation.
- For LATE arrivals, your reservation packet including a map to your site location and keys if applicable will be located outside the office on our Late Check-In board. If you need additional assistance, please contact our park host after hours at 817-889-7568.
- Credit Card will be charged the 1st nights stay at the time of booking. 7 days prior to your reservation arrival date, the credit card on file will be charged the remaining balance.

EVENT WEEKENDS ALL GUEST WILL BE REQUIRED PAY A $10 RESORT FEE.
TENT SITE INFORMATION:
- Tents and equipment must be in good repair.
- NO sleeping quarters are allowed to be made of tarps
- Rates are for 2 people and 1 vehicle.
- Any additional vehicles will be charged $5 a day, or $10 overnight/per night.
- Tent Site A has a MAXIMUM of 8 sites (1 tent per site) with water and electric.
- Tent Site B has a MAXIMUM of 2 sites (1 tent per site) with shared water and electric.
- Tent Site C has a MAXIMUM of 8 sites (1 tent per site) with individual water and electric.
PET INFORMATION:
- Pets under restraint are allowed at tent and RV sites only.
- Pets are NOT allowed in any Oakdale buildings/cabins unless approved prior (Call our front office for information on our pet friendly casitas/cabins, as they are very limited).
- Pet policy violations will be charged $100.
- Pets are your privilege and must be on a leash at all times.
- Cleaning up after them is your obligation. There are pet waste stations spread out around our park.
- NO pets are to be left outside unattended.
- NO pets in the pool area.
- Excessive barking will NOT be tolerated.
- NO pets allowed outside overnight.
- There is a dog park on site.
GRILL & FIRE PIT INFORMATION:
- We have a limited supply of grills & fire pits available to rent per night ($5/day).
- Grill/Fire Pits are first come first serve.
- Grill/Fire Pits will only be available for request upon arrival. You can not reserve grill/fire pit prior to arrival.
- You are more than welcome to bring your own.
- No open flames.
- Grills & fire pits are only allowed on the pavement.
- Campfires are permitted in approved fire pits only.
VEHICLE INFORMATION:
- Golf Carts/Vehicles are not to be driven without a valid driver’s license; any additional cars, trucks, boats, etc. will have to be stored elsewhere, unless pre-approved by management.
- No mechanical repairs, oil changes, or major car repair is allowed on the property.
- Each vehicle will need to have a vehicle pass. Extra vehicle passes are $5 per day, per vehicle or $10 for overnight guests per day, per vehicle.
- Speed Limit: This is a family-friendly park; children love to run and play so please observe our 5-mph speed limit.
- Please do not park vehicles, golf carts, or ride bikes on grass areas.
- Please display parking permits at ALL times. (vehicles, golf carts, motorcycles,
etc.) - NO bikes, trikes, scooters, or skateboards allowed after dark.
- Vehicle owners are responsible for any and all towing fees for improperly parked vehicle removal.
- NO outside motorized recreational equipment allowed in our park, such as 3 wheelers, 4 wheelers, go-carts, or mini-bikes. Electric and gas golf carts that are quiet are allowed provided you register them and pay a $5.00 per day fee for a permit and display the parking permit at all times
- Please park in designated spots only—not on the grass.
- Do not park in nearby open RV sites.
- Make sure when booking to select a site large enough to accommodate both your vehicle and trailer/motorhome.
- There is extra parking available around the park.
- Please ask the office for assistance if you run into this problem.
RV SITE INFORMATION:
- Check-in time is 1:00 PM
- Check-out time is 11:00 AM
- Early check-in is available upon PRIOR approval and will be $20 per hour
- Late check-out is available upon PRIOR approval and will be $20 per hour.
- You must be 21 years of age or older to rent any RV site.
- The primary renter must be onsite while any member of the party is onsite.
- There will be NO exchanging of names on reservations.
- RVs must be 20 years of age or newer.
- All sites are FULL hookups.
- Pets are allowed, but must NOT be left unattended outside your RV for any
reason. - You are responsible for cleaning up after yourself and your pets.
- Please keep your site tidy and dispose of trash in the cans provided throughout the park or dumpsters. No littering or cigarette butts on the ground.
- Generators are not allowed, except in certain areas of dry camping.
- One vehicle is included with your reservation, there is a $5 fee per day for any other vehicles, golf carts, or motorcycles and $10 fee for overnight guests.
- All vehicles must be registered with our front office. Visitors included.
- NO dumping waste on the park ground.
- It is your responsibility to inform reservation staff of your amperage needs and site length (including ample space for vehicle(s)). Please check your emailed confirmation to verify the site details and call to make any necessary corrections prior to arrival.
- Early check out: No refunds will be issued for early checkout.
- Weekly and monthly rental rates are final. Should you leave prior to the end of the week on a weekly rate, or month on a monthly rate, no refund will be provided.
MONTHLY RV SITE INFORMATION:
- Guest will be allowed to stay for 6 months at a time.
- Guests must leave the park for one week before being allowed to return back to the park.
- Guest must sign & agree to our monthly rental policy.
- Guest are required to keep their RV site clean & free of clutter.
- No outside storage of personal items.
- No permanent structures are allowed.

CASITA, FAMILY UNITS, & BUNKHOUSE INFORMATION:
- Check-in time is 3:00 PM
- Check-out time is 11:00 AM
- Early check-in is available upon PRIOR approval and will be $20 per hour.
- Late check-out is available upon PRIOR approval and will be $20 per hour.
- You must be 21 years of age or older to rent any casita, bunkhouse, or family unit.
- The primary renter must be onsite while any member of the party is onsite.
- There is a strict occupancy limit depending on which house, casita, family unit, or bunkhouse is rented.
- All persons must be registered upon check-in.
- There will be NO exchanging of names on reservations.
- Pets are NOT allowed in any houses, casitas, bungalows or bunkhouses EXCEPT, 1 casita (#7) with a $50 pet fee that is nonrefundable and 1 bungalow (Elmdale) with a $100 pet fee that is nonrefundable.
- Smoking or vaping is not permitted in any of our houses, bungalows, bunkhouses or casitas.
- We provide linens for all of our houses, casitas, and bungalows.
- We do NOT provide linens for any of our bunkhouses.
- Linens will not be changed during your stay unless approved by management.
- We do NOT provide dishes or cooking utensils.
- Paper products & toiletries will be provided.
- Please do not remove towels to take to the pool area or Big Rocks Park.
- Items in the cabins are to remain in the cabins, if you feel you cannot live without one of our items, you will be charged accordingly.
- Every house, casita, bungalow, or bunkhouse reservation will have a credit/debit
card on file to secure any incidentals you want to charge to your account and/or
any damages that occur during your stay.
THERE WILL BE A $10 REPLACEMENT FEE FOR ANY LOST KEYS.

- We provide tables and chairs for all meeting spaces (picnic tables for the Pavilion).
- We do NOT provide dishes or cooking utensils.
- Every meeting space reservation will have a credit/debit card on file to secure any incidentals you want to charge to your account and/or
any damages that occur during your stay. - THERE WILL BE A $10 REPLACEMENT FEE FOR ANY LOST KEYS.
- A deposit is taken upon making of the reservation.
- In the event of a cancellation, the deposit is nonrefundable.

LAUNDRY INFORMATION:

- Do not leave your laundry unattended.
- No hanging your laundry outside except pool attire.
